This radically designed extension and renovation project brought together some terrific architectural and interior design detailing that proved both challenging and rewarding to realise over the course of the build. The 9 month construction resulted in a stunning modern family home which perfectly suits the needs of the clients, a large young family. The original part of the home received limited structural revision, with relocation of wet areas comprising the bulk of work in this part of the project. The perimeter walls of an earlier extension were all that remained after the demolition at the rear of the home, with significant steel framing constructed within this area to support the upper level extension. The large zinc-clad square-form second level provides both excellent living space internally as well as a striking architectural features externally, particularly the huge external north-facing louvre system and frame. Cabinetry and tiling selections and execution are particularly impressive, contributing to a home that is both striking in appearance but practical and warm to the occupiers.

This project acknowledges the joint contributions from Enoki Designers and Designer Energy.

The period home underwent demolition of existing outbuildings to make way for a truly contemporary living, kitchen, dining room, ensuite and walk in robe addition and a new link between the buildings.

The original footprint was treated to a minor reconfiguration with remedial work including a new ‘link’ opened to the raised additional via new door to provide transition and maintain aesthetic with the fresh and tranquil colour palette and ambience of the established garden.

The new addition and infrastructure showcased brickwork, block and stone work. The curved sheet-metal roof required very challenging access up the steep driveway and around established trees.

Recycled bricks were salvaged and utilised in the construction of the new carport and storeroom. New timber decks 1.4m high with custom steel handrail and balustrade provides the viewing platforms over the treetops to both northern and the more private southern access.

A new carport and storeroom provides for car storage and potting shed, and beneath the decking is large the bushfire tank and water retention system.

The well-resourced selection of material finishes chosen to integrate the old with the new is showcased, with the existing timber floors given some attention and carpet laid throughout the original home, providing warmth and richness, adjacent the more sleek heated tile floors and feature staircase to the functional kitchen / living / dining area. A combination of feature dry-stacked stone modern wall panelling add a natural textural element.

The colour palette is cleverly used to maintain continuity into the new extension and outdoor living space with the combination of natural materials and colours. The new living space can enjoy and experience the changing seasons through the panoramic viewing windows.

The two main challenges on this particular site were the sloping site access, and existing infrastructure to remain, as well as providing temporary accommodation and staging the construction to allow the client to remain in the home. The location of this site is in built-up area where the roads are narrow providing a challenge for access large delivery trucks and vans for suppliers’ delivery.

This home is a terrific example of contemporary architecture responding to the site and surrounds in a truly dramatic manner. The unique nature of the project is consistent from concept to the finest detail, with every part of the home custom designed as part of the greater whole. The set out of the home involving high curved parapet walls, with natural plaster as well as timber battens, both internally and externally, encapsulate internal living spaces that are both impressive and inviting. A strong emphasis on natural products and finishes is constant throughout and the striking colour scheme and interior design are befitting a project with numerous technical challenges such as a very complex site set out, extensive requirement for crane access, deep excavated cellar and rumpus space and cantilevered off-form slab.

An exceptional result borne from the initial brief from our clients together with Urban Habitats' philosophy that quality was not to be compromised.

Demolition of original home and construction of new two-storey residence including swimming pool to northern aspect. A tight and unique corner site, the home incorporates two street-front facades that display the required sympathy for the area while giving a contemporary edge. This home was designed and built for a typical ‘empty nest’ couple with full living requirements incorporated into the lower floor level, with additional bedrooms, study and bathroom on the upper level for use as required.

Incorporating key design elements of an external kitchen and numerous sets of French doors to eastern and northern facades, this home is a great examples of modern, integrated living with outstanding landscaping features. A subsurface concrete rain water tank is buried under the front lawn to ensure sustainable year round automated watering of the landscape.

The exceptional selection of material finishes chosen include the, Two-pac cabinetry with natural stone bench-tops with a large walk in pantry to complete the kitchen. In the bathrooms, striking Carrara marble floating vanities, the concealed mirror cabinetry, exquisite wall and floor tiling are apparent throughout. In the living room, the floating stone fireplace hearth, custom made joinery with glass shelving and high spec Escea gas space heater create a striking detail. This home demonstrates the ‘attention to detail’ and craftsmanship undertaken on each aspect of the project to achieve the client’s desired outcome and expectations. The clients are delighted with the overall finish and the level of workmanship undertaken by the trades.

Comprising an alteration and addition to existing dwelling, the clients request was for a bright and airy living space for the family, that would engage with the existing pool to maximise outdoor living opportunities. Closed off from the existing home by a huge glass sliding cavity door, the extension comprises a kitchen / living / dining space that opens seamlessly onto a huge decking adjacent the pool. Skylights, upper level windows and high raked ceilings are design highlights used to achieve the client brief of space and light despite the south facing aspect of the block. The external living space is a very contemporary and functional space, with a steel-beam-edged flat roof detail, with flushed ceilings complete with flush-mounted heating elements and down-lights. This project is a great example of updating the living space on a classic, period home.

This classic 1920’s sandstone villa underwent minor demolition and modernising to the existing footprint and a substantial extension to the rear of the property to create additional floor space to accommodate the need for a large family bathroom together with the open plan living, dining and kitchen areas.

The rejuvenated family bathroom maintains its traditional charm and given a contemporary mix of fixtures of open large frameless walk in open shower, recessed tiled shelf, generous overhead mirrored shaving cabinets and complimented with the high quality of sanitary-ware and accessories.

The timeless appeal flows into the heart of the home with the Kitchen with the clever use of subway tiles and the beautiful traditional Smeg standalone cooker. Generous storage is provided by the butler’s pantry. The lower ceiling height over the kitchen and dining creates a level of intimacy whilst cleverly concealing the reverse cycle air-conditioning unit and pipes. The practical use of polished concrete flooring confirms the durability but casual look in the high traffic areas of the Living / Dining Room.

The original house was demolished to make way for the two storey home and swimming pool. Traditional construction methods and finishes that were used include: concrete raft slab, timber framed walls clad with brickwork and Hebel panelling. Floor frames generally trussed, with structural steelwork as required. Roof trusses, colorbond roofing and commercial framed windows were used.

An innovative and clever use of rammed earth walls featured through this home bringing another element of warmth and texture.

    • The timeless Bluestone villa underwent demolition of the existing kitchen, conservatory and verandah structure...

The timeless Bluestone villa underwent demolition of the existing kitchen, conservatory and verandah structure making way for a contemporary functional entry / kitchen / pantry and dining addition accessing the feature outdoor covered terrace to the rear of the property and greatly enhancing the engagement with the rear yard and pool area. The outdoor terrace is a key feature defined by its with exposed steel beams, glass balustrade and spotted gum timber floor deck.

Numerous contractors were engaged to achieve the high level of finish to the external elements of this project.

All contractors used on this project are regular and preferred contractors of Urban Habitats considered a valuable extension of our team.

The high calibre of workmanship was exhibited blending the new contemporary building works sympathetically to the existing home.

The new stand alone garage continues the beautiful solid Kanmantoo Bluestone work with brick bands and blends beautifully with the original home and salvaging and recycling materials such as brick paving border and the western red cedar window and access door. Other inclusions to the building works such as wet-laid granite paving and driveway and fencing were undertaken with the same attention to detail.

A key feature is the huge structural steel colonnades to the western side elevation of the project to create an engaging space for what may otherwise have been a forgotten area of the build. The detail and finish of these elements is very precise with mitre-joined site welds and architectural wiring detail to create a space that will develop with the establishment of a creeper over time.

The well-resourced selection of material finishes chosen to integrate the old with the new is achieved.

As you enter into the new extension you are greeted with abundance of natural light provided from the large commercial window and sliding doors reflecting onto the warm timber black-butt flooring. A truly impressive result with a very dramatic interior that mirrors the amount of difficult structural work that was implemented on the existing residence to create this impressive space. What lies beneath the finishes and fixtures was similarly impressive.

The original two storey art deco inspired house underwent significant internal demolition and reconfiguration to the original footprint to create more functionality and synergy for modern living, increasing floor space and opening up to the rear northerly aspect. Remedial work was undertaken where possible to maintain the structural grandness together with it’s unique deco character and a high level of innovative design elements and modern conveniences have assisted to create a truly spectacular entertaining home.

Traditional trade contractors utilized their craftsmanship to ensure the new work blended with the existing. Existing brick chimney was removed and the roof was repaired together with replacement tiles where required. A combination of new timber and steel windows and doors were installed. Remedial work to existing curved metalwork balustrades and roofing elements and restoration of the original spiral staircase.

The well-resourced selection of materials and finishes was chosen respectfully to the art deco era breathing fresh life into this home and the result is nothing short of glamourous. The existing ground floor footprint underwent an extension to incorporate an open plan kitchen/ dining area complete with a new cellar and retrofit of an elevator.

The original house was in a very poor state, but had good basic structure and underwent some major demolition of lean-to and outbuildings. Minor reconfiguration to the original footprint and an extension combined to the create a truly modern day open plan home complete with open kitchen, butler’s pantry and laundry, dining & living. There is also a refined powder room, modern family bathroom and a wonderful outdoor entertaining area complete with integrated BBQ and open servery into the kitchen area.

A key element of this project was the restoration of the front façade of this home back to its former glory with a modern complimentary colour palette. The original sandstone was sandblasted and re-pointed, brickwork restored, new bull-nose verandah and carport built and a large masonry fence erected to provide privacy. All contractors used on this project are regular and preferred contractors of Urban Habitats and considered a valuable extension of our team.

The well-resourced selection of material finishes chosen to integrate the old with the new ensures a cohesive and modern look is achieved throughout the home. Even the existing timber floors to the entry/hallway were given some attention to further enhance the warmth and richness to the home and new black butt timber flooring to the rear extension maintains the high if not exceptional level of finishes.

The existing rooms to the front of the home were rejuvenated to maintain traditional charm and given a contemporary calm feel.

Our expectations were exceeded, we received on site fortnightly updates, weekly email progress reports and if we ever had a concern the team arranged for us to quickly resolve!

We were thrilled when the team worked hard to finish the build early so we could move in and enjoy over the Easter break.

We couldn’t have been happier with the result, we didn’t think we would ever hear ourselves say we would do it again!

The quality of the work is commented on by many who visit our home, a year on its looks as good as the first day we moved in

We are absolutely delighted with the outcome and having had many comments about how fantastic it looks and “works”.

Urban Habitats is much more then a builder, the advise in relation to design aspects and subtle changes made such a difference to the end result. There is no doubt the input into the little things has added a lot of value to the property.

Before we started the project was recognised that it was impossible to get 100% of jobs perfect first time round but we have been presently surprised by the small number of corrections needed and have been please with follow-up and the ultimate completion of those tasks.

Upon initial consultation we provided Urban Habitats with a wish list and looking back on it there was not one thing of importance that was omitted.
